Privacy Policy
Legacy Asset Management (“we,” “us”) is a California-licensed real estate broker, DRE license #01383185. We manage and lease rental homes in Los Angeles. This policy explains what personal information we collect through legacyassetmgmt.com, including its rental application and secure document upload pages, how we use it, who receives it, and the choices you have. It also covers the emails we send or receive because of the site. A lease, management agreement or other contract with us may also govern your information.

1. Information you give us
You do not need to give us any personal information to read this website. We collect personal information when you fill out one of our forms, email us, call us or text us.

When you submit a rental analysis request or a listing inquiry, we also record your internet (IP) address and browser type with your submission. We use them to block spam and abuse.
If you email, call or text us, we receive your contact details and whatever you tell us. Current residents email us details such as key pickup information and maintenance requests, which can include a roommate’s name and phone number. If you agree on the rental analysis form, we may call or text you about your property.
Please do not put Social Security numbers, bank or credit account numbers, or images of identification into the contact, rental analysis or listing inquiry forms. If you email us application documents, they travel and are stored as ordinary email with our email providers, without the extra encryption our secure upload form adds. Please use our secure upload form instead, or ask us for a secure upload link.
2. Information collected automatically
- Google Analytics. When you visit, Google Analytics collects information about your visit. That includes the pages you view, the website that sent you here, the full web address of each page, your approximate location (about city level) based on your IP address, your device and browser type, your language and screen size, and how you use the pages. See section 6.
- Server logs. Like most websites, our web hosting company keeps standard logs each time a browser requests a page. These logs include the IP address, browser type, page requested, the page you came from and the date and time.
- Security tools. The site uses IP addresses to limit abuse, such as too many submissions from one internet connection, and keeps limited security logs about sign-in attempts and changes to the site.
- Content from other providers. Some pages load fonts, maps, icons, code libraries, a video or 3D tours from other companies. When your browser loads them, those companies receive your IP address and browser information. See section 5.
3. Cookies and similar technologies
A cookie is a small file a website stores in your browser. This site uses only a few.

The 3D tour provider on our listing pages may set its own cookies. You can block or delete cookies in your browser settings. The site still works without them.
4. How we use information
- To answer your questions and requests.
- To provide our property management and leasing services, prepare rental analyses, and call or text you when you have agreed to that.
- To process rental applications. That means verifying identity, income, employment and rental history, and evaluating applications under our written screening criteria and fair housing laws.
- To serve current residents, including scheduling repairs.
- To run, secure and improve the website, and to understand how it is used.
- To keep the business records the law requires, and to comply with legal obligations.
- To protect our rights, our clients, our residents and the public.
5. Who receives information
These are the kinds of people and companies that receive personal information from or through our website.
- Companies that run our website and email. Our web hosting company stores the site, its database and encrypted uploads, and handles email the site sends. Our email providers, including Google, deliver and store our email. Website maintenance and development tools our administrators authorize can access information stored on the site.
- Google. Google provides Google Analytics and the fonts used on the site. See section 6.
- Providers of content on our pages. Depending on the page, your browser contacts OpenStreetMap (map images), unpkg.com (map software), jsDelivr and cdnjs (icon and code libraries), Amazon Web Services (the home page video) and, on listing pages, Matterport (3D tours). They receive your IP address and browser information.
- People involved in processing a rental application. With your written authorization, a consumer reporting agency that prepares screening reports. The employers, landlords, references and financial institutions you list, when we verify what you told us. The owner of the property, who may review your application as part of the decision. See section 9.
- Services for residents. Repair vendors and contractors receive a resident’s name, phone number, address and access details so they can schedule and do the work. Some residents use Hemlane, a property management app, to pay rent, request maintenance, send messages and upload documents. Hemlane handles that information under its own privacy policy, and we receive information through it. We may send leases for electronic signature through an e-signature service.
- Payment services. Application fees are paid outside this website, by Venmo or, for some properties, money order or cashier’s check. Venmo handles payment information under its own privacy policy.
- Professional advisers, such as our attorneys, accountants and insurers, when they need it to advise us.
- Government and legal requests. When the law requires it, such as a court order, a subpoena or a review by the California Department of Real Estate, or when needed to protect someone’s rights or safety.
- A buyer of our business. If our business is sold or merged, the information may transfer to the new owner, who must keep using it in line with this policy.
- Anyone else you ask us to share it with.
We do not sell personal information. We do not use it, or let others use it, for targeted advertising. We do not disclose personal information to other companies for their own direct marketing.
6. Google Analytics
We use Google Analytics, a service of Google LLC, to understand how visitors use the site. It uses cookies to tell visits apart. Besides page views, it records scrolling, clicks on links to other websites, downloads of files such as our application forms, searches on the site, when someone starts or submits a form, and clicks on our phone number or email address. It also records when our contact form or rental analysis form is sent, with the property type chosen. It does not receive what you type into our contact, rental analysis, listing inquiry or upload forms. If you type words into the search box on our listing pages, those words become part of the page’s web address, which Google Analytics records.
We have set it up this way:
- Google signals is off, so Google does not link your visits here with your Google account for cross-device reporting.
- Advertising personalization is off, and the site is not connected to Google Ads.
- Our settings for sharing analytics data with Google for its other products are off.
- Google removes email addresses it detects in the data.
- Google Analytics keeps detailed event-level data for 2 months and user-level data for 14 months, counted from your browser’s last visit. Summary reports that do not identify individual visitors can be kept longer.
Google states that Google Analytics 4 does not log or store IP addresses, though it uses them to estimate location. To stop Google Analytics from collecting your visits on any website, install the Google Analytics opt-out browser add-on.
7. Do Not Track and Global Privacy Control
Some browsers can send a “Do Not Track” signal or a Global Privacy Control signal. If your browser sends either one, our website does not load Google Analytics for your visit, so no Google Analytics cookie is set and no visit data is sent to Google Analytics. Other content on our pages, such as Google Fonts, maps, icons and 3D tours, still loads from those providers, and the signal does not change how we handle information you send us through our forms. You can also use the Google Analytics opt-out add-on described in section 6, or block cookies in your browser.
8. Tracking by other companies across websites
Yes, other companies may collect information about your online activities over time and across different websites when you use our site. Google receives information through Google Analytics and Google Fonts. The other content providers listed in section 5 also receive information when your browser loads their content. Each of them handles that information under its own privacy policy.
We have not added advertising or remarketing tools to the site, and we have turned off Google signals and advertising personalization in Google Analytics.
9. Rental applications and the secure document upload
What applications ask for. Our rental application forms ask for information such as your Social Security number or its last four digits, date of birth, driver’s license number, other occupants, vehicles, pets, rental history and landlords, employers and income, bank and credit account information, references, and background questions. Some forms ask you to give part of your Social Security number by phone. Depending on the property, we may also ask for photo identification and a second form of identification, pay stubs, bank or savings statements, proof of residence, tax returns, voucher or subsidy paperwork, a student ID or financial aid documents, and a short statement about how you plan to pay rent. Guarantors may be asked for the same information.
How applications reach us. Some application pages have our secure upload form. If yours does not, ask us for a secure upload link.
What the secure upload encrypts. Before anything leaves your device, your browser encrypts your name, email address, phone number, message, the property, the time you sent it, and every file with its name and type. It can be decrypted only with a private key that we keep off the website. We decrypt submissions on our own computers.
What it does not encrypt. Some details travel to our server without that extra encryption. They are still protected by the site’s secure (HTTPS) connection:
- Your email address, so the site can email you a receipt. Our upload system uses it to send the receipt and does not save it, but copies of the receipt stay with the email providers that handle it.
- The property address you are applying for, and any receipt code you enter.
- A short label made from your initials and the property’s house number. It is stored with your submission and appears in the notification email our staff receive.
- The number and size of the files, and when they arrived.
To stop abuse, the site counts uploads from each internet connection for 24 hours, using a scrambled (hashed) form of the IP address. It does not store your IP address with your submission.
Screening. With your written authorization, we obtain consumer reports from a consumer reporting agency. Depending on the property and the application form, these can include credit, eviction history, criminal background as California law allows, identity and Social Security number verification, income and employment verification, and check-writing history. We may contact the employers, landlords, references and financial institutions you list. The owner of the property may review your application as part of the decision.
10. How long we keep information
We keep personal information as long as we need it for the purpose we collected it for, and as long as the law requires. California real estate licensing rules generally require brokers to keep transaction records for at least three years.
- Contact form messages, emailed applications and our replies stay in our email accounts.
- Rental analysis requests and listing inquiries stay in the site’s database until we delete them.
- Encrypted uploads stay on our web server until we delete them. After we download them, we keep application records as our record-keeping duties require.
- Google keeps Google Analytics data for the periods in section 6.
When we no longer need records, we delete or shred them. Copies can remain for a time in backups and logs kept by our service providers.
11. How we protect information
We use reasonable safeguards to protect personal information. The whole site uses an encrypted (HTTPS) connection. Documents sent through our secure upload form are encrypted in your browser before upload, as described in section 9. Access is limited to our staff who need the information for their work and the service providers described in this policy. No method of sending or storing information is completely secure, so we cannot guarantee its security. If a security breach affects your personal information, we will notify you as the law requires.
12. Your choices and requests
- You can choose not to fill out our forms. You can still read the whole site.
- You can block or delete cookies, or install the Google Analytics opt-out add-on.
- You can ask to see, correct or delete personal information you sent us through this site. Contact us using the details below. We will confirm your identity before acting on a request, especially one about application documents. We may keep information the law requires us to keep, and we will tell you if that applies.
- If you no longer want calls or texts from us, tell us, or reply STOP to a text.
13. Children
This website is meant for adults. It is not directed to children under 13, and we do not knowingly collect personal information directly from them. A rental application may list children who will live in the home. We use that information only to process the application. If you believe a child has sent us personal information, contact us and we will delete it.
14. Links to other websites
Our site links to other websites, such as neighborhood businesses, credit bureaus, government agencies, review sites and Hemlane. Those websites have their own privacy policies, and we are not responsible for them.
15. Changes to this policy
When we update this policy, we will post the new version on this page and change the effective date at the top. If we make a material change, we will also post a notice on our home page before the change takes effect. If a material change affects how we use information you already gave us, and we have your email address, we will email you or ask for your permission.
