Section 01

Moving in

Setting up utilities

Unless stated otherwise in your lease, you are responsible for setting up and paying for water, gas, electric, trash, and any internet or cable services. Contact utility providers two weeks before your move-in date.

Picking up your keys

Two weeks before move-in, email our manager at Anton@legacyAssetmgmt.com with your name, phone, address, lease start date, and number of keys needed. Then call (323) 373-0033 to confirm receipt and schedule pickup.

Move-in statement of condition: Fill out the form given at lease signing, have all roommates initial each page and sign the last page. Mail the copy with holes to the PO Box below within one week of moving in. Keep the other copy for your records.

Paying rent

Legacy Asset Management

Make your check payable to your landlord (find their name at the top of your lease, pg. 1). Write your name and property address on the check so accounting can match your payment to the correct property.

Online payments via Hemlane

Some properties qualify for online rent payment through Hemlane. Contact the property manager to find out if your rental is eligible.

Late payment policy

Rent is considered late if received on the 2nd — regardless of postmark date. You can mail your check early and date it for the 1st; it will be held and cashed on that date.

Section 03

Maintenance requests

Email the property manager immediately

Describe the problem in full as soon as you notice it. Send to Anton@legacyAssetmgmt.com.

Include your full contact details

Provide your full name, property address, unit number, and best times to reach you. If a roommate will be home to let the repair person in, include their name and number too — or explicitly grant permission for them to enter while you're out.

Answer all incoming calls

Contractors may call from numbers you don't recognize. Answer all calls while the issue is unresolved — if the plumber can't reach you, your repair will be delayed.

Confirm the repair is complete

Send a follow-up email confirming the problem was fixed. Without confirmation, the property manager has no way of knowing the work was actually completed.

Emergency contacts first: If all lights go out, contact LA DWP at (800) DIAL-DWP before calling us — it may be a neighborhood outage. For any gas problem, contact SoCal Gas at (800) 427-2200 immediately before contacting the property manager.

Manage your rental from your phone

The Hemlane app gives tenants one place to handle key parts of their rental — pay rent, set up autopay, submit and track maintenance requests, message your coordinator, view lease details, check balances, and upload documents. Available for tenants only.

Section 04

Your lease

Roommate responsibilities

All roommates are jointly and individually responsible for the lease, rent, and any damages. If someone moves out early, a partial security deposit will not be returned — the full deposit is only returned after the entire group vacates.

Security deposit

The security deposit is not last month's rent. It is held and applied after move-out for any damages or necessary cleaning fees. Any late fees incurred must be paid at the time they are received.

Subleasing

Email your intent to sublet

Notify the leasing agent before proceeding. You are responsible for finding your own subtenant.

Submit a complete application packet

Mail a full application for the potential subtenant along with a $50 processing fee (check payable to "Legacy Asset Management"). This is a one-time fee per sublet occurrence — not per month.

Sign a sublease agreement

If the subtenant is approved, sign a sublease agreement of your choice. Attach a photocopy of your original lease for the subtenant to keep.

Mail a copy to LAM

Send a copy of the sublease agreement (signed by both you and your subtenant) to Legacy Asset Management. The landlord does not need to co-sign the sublease.

Subletting tip: Take photos of your room after it's empty and before the subtenant moves in. Require them to complete a statement of condition, and collect a security deposit from them to protect yourself against accidental damage.

Section 05

Moving out

Leases expire at noon on the last day of your lease. An inspection will take place at noon sharp. Be fully moved out the night before so you have time for a final walkthrough the morning your lease ends. Anyone still present at noon will be charged for an extra night, deducted from your security deposit.

Cleaning checklist

Mop all hard floors; vacuum and shampoo any carpets
Clean window sills, windows, ceiling fans and blades
Bleach all toilets, showers, tubs and sinks
Clean dirt marks, scuff marks and fingerprints on walls; spackle and sand all holes; remove all posters and stickers and scrub any adhesive residue
Clean all kitchen counters, cabinets inside & out, stove inside & out, and refrigerator inside & out
Wipe interior of all closet shelves, baseboards, door molding and door surfaces
Remove ALL personal furniture and trash — only landlord appliances and Ikea wardrobes belonging to the landlord may remain
Schedule a free bulky item pickup via MyLA311 before your last trash day if you have large items to dispose of

Returning your keys

Collect all keys from all roommates

The house leader is responsible for gathering all front door, bedroom, and gate keys before move-out.

Label and leave on the kitchen counter

Place keys in labeled envelopes: one marked "front door keys" and one marked "bedroom keys." Label each bedroom key individually (e.g., "upstairs room by stairs") so they can be identified.

Missing keys: You will be charged $25 per missing key as stated in your contract.

Security deposit questions: Do not contact the leasing agent — the agent does not hold any funds. Failure to follow move-out procedures will result in a delay of your deposit being returned.
