Unless otherwise stated in your lease, you are responsible for establishing service and paying for your water, gas, electric, trash and any Internet, cable or phone services you desire.  Tenant should call the utility companies two weeks before your move-in date and tell them when your lease starts and when you will be taking over payments.

Picking up your keys:
a) Two weeks before you move in; Tenant will send an email to the property manager Jim Weber at jim@legacyassetmgmt.com with the following information:
   Your name, phone number & email address
   The address you are moving into
   The date your lease starts
   The name of the person in your house who will come to pick up keys & his/her cell phone #
   The # of front door keys &  # of gate/gardener keys that you need
       (# should match the # of people who will be living in your house)

b) The person who will be picking up the keys should call the property manager at (323) 373-0033 to make sure he received your email and to schedule the time that you will pick up the keys on your move-in day. If you fail to follow the instructions exactly as outline above it will delay you getting the correct number of keys.

If you follow the instructions above you will receive one front door key and one gate key (if you have a gate/gardener key) for each person in the house. Then you will receive one key PER BEDROOM. So if two people are sharing a bedroom they will need to make a copy later.

3) Mail Back Your Move-In Statement of Condition with 1 Week:

Remember that paper with all the check boxes the leasing agent made a fuss about at the lease signing? It’s imperative that you fill out the statement of condition form and have everyone who is currently moved into the house INITIAL THE BOTTOM OF EACH PAGE and SIGN on the LAST PAGE. Then MAIL THE COPY WITH THE HOLES IN IT to the address listed below where you make your rent payments. Keep the other copy for your records.

Some properties may allow online rent payments via Hemlane. Please contact manager to see if your rental qualifies. Otherwise please make your check payable to your landlord. You can find your landlord’s name at the top of your lease on PG 1. Please mail your check to the following address:

On the check itself, please print your name and your address so that accounting knows which property you are renting when they receive your payment.  

Make sure to mail you payment in with enough time for it to reach the PO Box by the 1st of the month. It is late if it is received on the second and a late fee will be charged regardless of when it was postmarked. You can always mail the rent check in early and date it on the top right corner for the 1st of the month. Your check will then be held and not cashed until the 1st. 

 

 

1) Tenant shall write an email to the property manager describing your problem fully immediately when you notice the problem.

2) In the email, include your full name, house address and unit #, and contact cell phone number.  If you have work or classes that day, please give Mr. Weber the best times to reach you if for some reason they need to call you. If it will be one of your roommates who will be home to let the maintenance person in, please put their information in the email as well. Or give permission for them to enter while you are out.

3) If it is a problem that needs a person like a plumber, expect to receive a call on your cell from a number that you don’t recognize. So during the time the problem persists answer all incoming calls on your cell.  Otherwise if the plumber calls you and you don’t answer, your toilet might not get fixed. J

4) Lastly, send a confirmation email that the problem was actually repaired.  If you don’t email the property manager he has no way of knowing if the maintenance people actually fixed it.

P.S. If the lights go out in your entire house please contact the Department of Water and Power FIRST before contacting the property manager, as it might just be a neighborhood problem. If you have any small electrical problems with plugs or switches etc. then contact Mr. Weber.  If you have ANY GAS problems, contact The Gas Company immediately before contacting Mr. Weber.
 

 

- When you live with roommates you are jointly and individually responsible for the lease, paying rent, damages etc.

- If someone moves out early before lease is up, a partial security deposit will not be returned. Only after the entire group vacates the property will the initial security deposit be returned.

- The security deposit is not used as last months rent. It is used after move out for any damages incurred or cleaning fees if necessary. 

- If you incur a late fee for your rent payment you must pay the late fee at the time you received it.

Subleasing:

- If you are going abroad and need to sublet you may do so with the approval of the property manager.

Here are the subleasing steps:

1) Email leasing agent your intention to sublet. You are responsible for finding your own subtenant.

2) Mail in a complete application packet (found in the leasing section of the website) for the potential subtenant along with a check payable to "Legacy Asset Management” for the $50 for the subletting fee. (This is a one time processing fee PER sublet occurrence - not per month. I.e. if next year you wanted to sublet again then you would pay another $50 fee.)

3) If the subtenant is approved you can sign a sublease agreement with the subtenant. You may choose any sublease form you like.

4) Attach a photocopy of your original lease to the back of the sublease form for the subtenant and have him sign it.

5) Mail a copy of the sublease agreement signed by you and your subtenant to LAM

As long the subtenant’s application is approved and you send a copy of the sublease to LAM, the landlord/manager does not have to sign the sublease agreement. It is just between you and the subtenant.

Tips for Subletting:

- Take digital pictures of your room after it is empty and before the subtenant moves in. When the subtenant moves in require him to submit a statement of condition to you and keep a copy for yourself.

- Get a security deposit from your subtenant in case they accidentally damage your room.

 

Please follow the instructions below to ensure that you get your security deposit back in a timely fashion. If you do not follow the instructions it could cause a delay in your deposit being returned. If you have a summer subtenant please forward him/her this email.

Cleaning of Premises:

1. Make sure the ENTIRE house is clean and free of debris when you leave. Some items to remember are mopping floors, cleaning window sills/windows, cleaning ceiling fans/blades, wiping down interior of closet shelves; bleaching all toilets, showers, tubs, and sinks; vacuuming any carpet, shampooing any carpet, cleaning dirt marks, scuff marks, finger prints on walls; cleaning any kitchen counters, cabinets, inside of cabinets/drawers, shelves, stoves, inside and out, refrigerators, inside and out; clean all baseboards around rooms and molding; clean doors of fingerprints etc.; spackle and put spackle and sand any holes, remove any posters or stickers on walls & doors and scrub the remnants of goo away, etc.

If cleaning a huge house seems like too big of an overwhelming task for you to handle, feel free to pay your housekeeper.  It will save you a lot of money in cleaning fees. 

Vacating of Premises Items to Note:

1. Leave the property by the last day of your lease at noon:

-   Your leases expire at NOON. At noon someone will be coming to the property    to do an inspection. If ANYONE has not vacated the house yet you WILL BE CHARGED for an extra night of being in the property that will be taken out of your security deposit.  Make sure you are fully moved out the night before so you can do a check over in the morning your lease expires.

2. Clean the house and remove all trash:

-   The house needs to be COMPLETELY VACANT and FREE OF TRASH when you leave. The only items that should stay are appliances like refrigerators/stoves that belong to the landlord and Ikea wardrobes/closets that belong to the landlord.

A few notes about furniture/trash:

-   If you leave ANY furniture other than the landlord’s property you WILL BE CHARGED A REMOVAL FEE. SAME WITH TRASH.  If you have any furniture etc. that you want removed you need to make a FREE appointment with the city trash service for Free Bulky Item Pick Up (see services section for website info). Call up and schedule an appointment and tell them the items you will be placing on the curb. They will pick up on TRASH DAY. That means you must PLAN ahead to know when the last trash day is before your lease ends.

Delivery of Keys:

HOUSE LEADER will collect all the front door, bedroom keys and any gate keys (if you have a gate)

- Put an envelope on the kitchen counter with your name and property address labeled "front door keys" and another labeled "bedroom keys". Please find some way of labeling each bedroom key (ex. upstairs room by stairs)

  -  If any keys are missing you will be charged $25 PER KEY as stated in your contract

Security Deposit Return:

Do not contact the leasing agent with questions regarding the return of your deposit, as the leasing agent does not hold any funds. 

Failure to follow any of the move-out procedures above will result in a DELAY OF YOUR SECURITY DEPOSIT BEING RETURNED.
